The largest housing project in Highland history is under construction along Greenspot Road, and occupancy of the first block of units is anticipated before the end of the year, a city official wrote in an email Friday, Aug. 12.
San Carlos, a multi-family residential project within the Greenspot Village and Marketplace Specific Plan, is a 200-unit townhome-style apartment complex with a clubhouse and passive recreation amenities, said Lawrence Mainez, community development director.
The project is but one of a handful planned for the “Golden Triangle” area of Highland, a part of town developers long ago envisioned as a bustling city center with commercial and mixed-use space.
Until recent activity, however, much of the land stayed vacant.
Aside from San Carlos, a second housing project with 200 apartments is planned closer to City Creek Road and the 210 Freeway.
The TREH Partners venture presently is in the environmental permitting process stage, Mainez said.
Even at 200 units per, the pair of new developments pail in comparison to the Alliance Residential project for which the City Council recently approved the last entitlements.
The new neighborhood along Greenspot Road will have 546 apartment units with a large clubhouse, active recreation amenities, passive open space and a trail facility.
Applicant Alliance Residential hopes to complete construction in a year, Mainez wrote.
The three projects represent a total of 946 residential units within the Greenspot Village and Marketplace Specific Plan, which the City Council adopted nearly a decade ago.
“It is exciting to see the vision coming to light,” Mainez wrote. “This significant development in housing is attracting interest from retail and restaurant tenants” to the area and surrounding properties.
Mainez could not name prospective retail tenants since formal approvals have not been issued.
Highland “is very excited to be the home of quality housing,” Mainez wrote, “and we look forward to welcoming home its newest residents soon.”
